Buying a building is a huge undertaking. Financing a building is a complicated process. The right inspections and reports make this process so much smoother and safer for the owners and lenders. Our firm conducts two basic types of Due Diligence Inspections:
The condition of a site directly affects a property’s return on investment. Our firm specializes in assessing a properties condition and hi-lighting the really important items and attaching a realistic price tag to the condition. Information and costs, are invaluable in the decision making process when buying or financing a property. We do this correctly so your not left holding a bunch of someone else’s problems. Banks and lenders rely on our information as they know we have extensive experience assessing properties conditions.
Even a simple real estate transaction can be ruined by an environmental issue. Our firm has a clear goal with regard to environmental issues. Resolve them! To often an environmental report that gives weak options or takes a passive stance with no clear solution. This will break a deal. We recognize this and understand that the Environmental Site Assessment process is ultimately being undertaken to help create a positive transaction, not stop a transaction. Every issue has a solution that is workable. Our long term perspective and consideration of all parties investment objectives are a big part of the environmental reporting done by our firm.
Lenders and buyer alike recognize that we are here to help your deal close – even when we need to go the extra mile.
